GREEN ANALYSIS
OPERATING SYSTEM EFFICIENCY (OSE) REPORT
To track its energy performance, air conditioning efficiency shall be monitored with permanent and high-accuracy sensors and meters. Corrective action can be taken swiftly if any air conditioning efficiency parameter is not achieved.
ENVELOPE THERMAL TRANSFER VALUE (ETTV) / OVERALL THERMAL TRANSFER VALUE (OTTV)
Part of cooling load is caused by solar heat gain from outside to indoor space. ETTV/OTTV represents the amount of heat transfer through facade. Low ETTV/OTTV value is desired to minimise cooling load. Therefore, it is essential to calculate ETTV/OTTV of air-conditioned building.
POST OCCUPANCY SURVEY (POE)
Occupant’s health and wellbeing are as important as other aspects of the building. The most effective way to check on occupant’s health and wellbeing is through survey to the occupants after they occupy the building for few months. Without this survey, even a green building may get sick building syndrome, if the settings of building systems are not adjusted according to occupant’s needs and preferences.
PHOTOVOLTAIC FEASIBILITY STUDY
Renewable energy shall be considered whenever it is possible. As not all buildings are suitable for photovoltaic implementation, a feasibility study shall be conducted to understand the potentials, challenges, capital cost, saving, payback, safety, and maintenance precautions of photovoltaic system.
GREEN EDUCATION
Occupant behaviours play very important roles in carrying on energy, water, and environmental conservation throughout the operational stage. Consequently, green awareness or green education is crucial. Green education can be in the form of an online session, exhibition, seminar, workshop, booklet, and so on. The material shall be based on analysis of green features available in the building, corporate operation, and other applicable environmentally friendly practices.
GREEN FIT OUT
